Welcome to Rise Well Housings. Please read these terms carefully before purchasing, requesting transport, or using our mobile and modular home sales platform.
Agreement to Terms
By accessing our website, placing an order, or entering into a purchase agreement for any mobile, manufactured, or modular unit from Rise Well Housings, you agree to be legally bound by these terms.

Eligibility: You represent that you are at least 18 years old and have the legal capacity to enter into binding purchase and logistics agreements.

Binding Purchase Orders: Signed purchase agreements, deposits, or formal digital quotes constitute binding contracts governed by state and federal housing trade regulations.
Housing Orders & Customization
Information regarding structure models, pricing, and custom specifications:
- Custom Unit Builds: Custom floor plans, double-wide configurations, or custom material orders require non-refundable production deposits once construction commences.
- Specifications & Tolerances: Dimensions, square footage, and layouts are subject to standard manufacturing tolerances (±2%) per federal HUD standards.
- Pricing Modifications: Prices quoted are valid for 30 days unless subject to material surcharge adjustments communicated in writing.
Buyer Property & Site Prep Responsibilities
Rise Well Housings delivers structures to designated sites, but the buyer holds full legal responsibility for site readiness and local compliance:
- Zoning & Permits: The buyer is responsible for securing all municipal placement permits, HOA approvals, and land zoning clearances prior to transport dispatch.
- Pad Preparation: Concrete pads, pier foundations, or packed gravel pads must be level, fully cured, and structurally sound prior to home arrival.
- Utility Hookups: Electrical, plumbing, septic, and HVAC final connections must be performed by licensed third-party contractors unless specifically added to your setup contract.
Transport, Risk of Loss & Access
Heavy transport conditions and ownership transfer rules:
- Risk of Loss: Title and risk of loss transfer to the buyer upon completion of delivery and drop-off at the buyer’s property line or foundation site.
- Inaccessible Sites: If transport vehicles cannot access the property due to uncleared trees, mud, narrow roads, or lack of turn radius, towing stand-by or re-delivery fees will apply.
Structural Warranties & Disclaimers
Coverage details for new and pre-owned housing structures:
- Manufacturer Warranty: New units include structural and HUD compliance warranties provided directly by the unit manufacturer.
- As-Is Pre-Owned Units: Unless specified in writing, pre-owned or clear-out mobile homes are sold "As-Is" with all fault disclosures provided prior to purchase.
Limitation of Liability & Governing Law
Under no circumstances shall Rise Well Housings be liable for indirect, incidental, or consequential damages resulting from site delay, weather holds, or third-party installation work. These terms are governed by and construed in accordance with applicable state real estate and commercial transit laws.
